Illustration of what we document for an insurance adjuster: photos and video, moisture readings, an itemized list and daily drying records

What’s usually covered, and what isn’t

Coverage depends on what caused the water, and on which add-ons you bought:

  • Burst pipes are typically covered by standard home policies. There can be limits if the home was left unattended in winter.
  • Sewer backup, water coming up through your own drains, is a separate add-on. Standard Canadian policies don’t include it.
  • Overland flood, water entering from outside such as surface water and rain runoff, is another separate add-on.

That’s why the cause matters so much. We note where the water came from in our records.

This is general information, not insurance advice. Your policy wording and your insurer decide what’s covered.

What we document

  • Photos and video of the damage before anything is moved
  • Moisture readings and a map of the wet areas
  • An itemized list, with photos, of materials and belongings removed
  • Daily drying records showing the work was needed and done

Working with your adjuster

We send our records to your adjuster and answer their questions about the work. You get copies of everything. If the adjuster wants to see the damage before materials are removed, we’ll work around that where it’s safe to.

What to ask your broker

  • Do I have sewer backup coverage? What’s the limit?
  • Do I have overland flood coverage?
  • What’s my deductible for water damage?
  • Are there conditions about leaving the home in winter?
  • Does my policy require a backwater valve or other prevention?

Our guide on overland flood vs sewer backup insurance in Alberta goes through these in more detail.

Questions people ask

Can you guarantee my claim will be approved?

No. Your insurer decides what's covered under your policy. What we can do is make sure the damage and the work are clearly documented.

Should I call my insurer or you first?

Stop the water and keep everyone safe first. Then call both. Your policy likely requires you to prevent further damage, which is what our drying does.

Which kinds of water damage are usually covered?

Burst-pipe damage is typically covered by standard policies, with limits if the home was left unattended in winter. Overland flood and sewer backup are separate add-ons that standard policies don't include.

Can I throw out damaged things before the adjuster comes?

Photograph everything first and keep a list. Ask your adjuster before throwing out anything valuable. Contaminated materials may need to go right away for safety, so document them carefully.

Do you work with my insurance company?

Yes. We work with whichever insurer you have. You choose your contractor.
