Heavy summer rain is the main reason Beaumont homeowners find water in the basement: through window wells, at the base of walls, or up through the floor drain. We clean up after storms, along with burst pipes, sewer backups and appliance leaks. If it’s raining in right now, keep yourself safe, move what you can upstairs, take photos and call.

During the storm

  • Window wells filling? If it’s safe, clear leaves and debris so water can drain.
  • Downspouts? Make sure they point away from the house and aren’t disconnected.
  • Water coming up the floor drain? Stop using water in the house. Don’t flush, shower or run appliances.
  • Water near outlets or the furnace? Stay out of the water and turn off power only if you can reach the panel without standing in it.

Storm water is dirty water

Water from outside carries soil and whatever it picked up crossing the yard. So we treat it as contaminated. After pumping it out, we remove porous materials it soaked, like carpet, underpad and the bottom of drywall and insulation. Then we clean hard surfaces and dry the space with air movers and dehumidifiers, checking readings until they’re normal.

Overland flood, sewer backup, or both?

Your insurer will ask where the water came from:

  • Through windows, doors or walls usually counts as overland flooding.
  • Up through a floor drain or toilet usually counts as sewer backup.

Standard home policies include neither; each is a separate add-on. A bad storm can cause both at once. We photograph where the water entered and note it in our records. Our guide on overland flood vs sewer backup explains how to check your coverage.

Local rules

Who handles the sewer main, and whether there’s help paying for a backwater valve, depends on the municipality. We didn’t find a published backwater valve rebate for Beaumont, so check with the City of Beaumont before you book prevention work.
