Why Edmonton basements flood

The City of Edmonton lists three main causes of basement flooding:

  • Surface water that runs toward the house because of poor lot grading or short downspouts.
  • Infiltration through basement cracks, when the ground around the foundation is saturated.
  • Sewer backup, when water comes up through your floor drain or toilet.

Burst pipes, failed hot water tanks and washing machine hoses cause the rest. Knowing the source matters, because it decides how we clean up and how your insurer looks at the claim.

What we do

First we make the space safe and find where the water came from. Then we pump out standing water and extract what we can from carpets and underpad.

Next comes the honest part: what can be saved. Clean water caught early can often be dried out of carpet, drywall and framing. Contaminated water from a sewer backup or the outside is different. Porous materials it touched, like carpet, underpad and the bottom of drywall, usually have to be removed. We photograph everything before it leaves the house.

Then we dry. Air movers move air across wet surfaces and dehumidifiers pull the water out of the air. We check readings on each visit and leave only when the walls and floors are dry. When the water came through a crack

Questions people ask

Can carpet be saved after a basement flood?

Sometimes. If the water was clean, like from a supply pipe, and we start drying quickly, carpet can often be dried. Carpet soaked by sewer backup or surface water has to be thrown out.

Does drywall have to be cut?

Not always. We measure moisture in the wall first. If insulation behind it is soaked, or the water was contaminated, the wet section usually has to be removed.

Is basement flooding covered by insurance?
