Common appliance leaks we clean up
- Hot water tanks. Tanks can fail at the bottom or at the fittings. A full tank can empty itself onto the basement floor.
- Washing machines. Burst or loose supply hoses and blocked drains.
- Dishwashers. Leaks at the door seal or the supply line, often under the floor where you can’t see.
- Fridge water lines. Ice maker and water dispenser lines crack behind the fridge and leak slowly for weeks.
- Furnace humidifiers and condensate lines. Small drips in the furnace room that soak the floor over time.
What we do
Appliance leaks are usually clean water, which is good news. Caught early, most materials can be dried in place.
The catch is where the water goes. It runs under cabinets and flooring, along subfloors and into the ceiling below. So we measure moisture well past the puddle you can see. Then we extract the water and set up air movers and dehumidifiers. For kitchen cabinets, we may remove the toe kick to dry underneath. We check readings on each visit until everything is dry.
When the leak was slow
A fridge line or dishwasher that leaked for weeks is a different job. The water has had time to soak into subfloors and framing, and mould may have started. We’ll tell you what we find. If there’s mould, our sister company Edmonton Mould handles removal properly.

Questions people ask
How do I shut off a leaking hot water tank?
Close the cold water valve on the pipe going into the top of the tank. For a gas tank, turn the gas control to off or pilot. For an electric tank, switch off its breaker. If you're unsure, shut off the main water valve.
My laminate floor is lifting. Can it be saved?
Laminate and some engineered floors swell when water gets underneath and often have to be replaced. We check the subfloor first so it doesn't stay wet under the new floor.
Do you replace the water heater?
No. A plumber replaces the tank. We handle the water damage it caused.
The leak was small. Do I still need drying?
Small leaks that ran for weeks can do more damage than a big one caught early. If the floor feels soft or smells musty, have it checked.
